FAQ’S

A guide to recruiting Independent Sales Associates
into the NRT family of companies.

Q: What is the process for registering a potential Recruited Sales Associate?

A: As a Sponsoring Sales Associate, you will need to complete the registration of the Recruited Sales Associate and facilitate an introduction to the Office Manager. In order to be eligible for the referral fee commission, the registration form must be completed and submitted to the Office Manager prior to the Recruited Sales Associate being affiliated with the company. Referral registration must be submitted to Licensing prior to Recruited Sales Associate date of affiliation with the Company.

Q: Is there a limit to how many Sales Associates I can recruit?

A: There is not a limit to the number, nor is there a recruiting referral fee commission cap. Commission earnings will be equal to 2% of the Recruited Sales Associate’s Gross Commission Income per year on transactions that close during the two-year period following the Recruited Sales Associate’s date of affiliation. Beginning in the third year, the Sponsoring Sales Associate will earn the equivalent of 1% of the Recruited Sales Associate’s Gross Commission Income on all closed deals until either the Recruited of Sponsoring Sales Associate is no longer affiliated with an NRT company for any reason.

Q: Can I recruit a Sales Associate who worked with the company several years ago?

A: If the Recruited Sales Associate is not affiliated with an NRT company or other Realogy Brand for six months or more, he/she is eligible to be recruited as part of this program.

Q: Can I recruit a Sales Associate and/or multiple Sales Associates to a team?

A: Yes, recruits onto teams are now eligible.

Q: I am currently participating in Referral Rewards as a Sponsoring Sales Associate. If I move my license to the Referral Network, am I still eligible to continue receiving the rewards based on the recruited Sales Associate’s Gross Commission Income?

A: Yes, even if you move your license to the Referral Network, you are still eligible to receive Referral Rewards until either you or the Recruited Sales Associate is no longer affiliated with an NRT company for any reason.

Q: If the Recruited Sales Associate moves their license to the Referral Network, am I still eligible to continue to receive the rewards based on their referral commission income?

A: No. Once the Recruited Sales Associate moves their license to the Referral Network the rewards program will end.

Q: Can I recruit a Sales Associate who is licensed with an NRT Referral Network company?

A: No, a Sales Associate who places their license with the Referral Network is already considered to be affiliated with an NRT Company and therefore is not eligible to become a Recruited Sales Associate in Referral Rewards.

Q: Are all transaction types included in the Gross Commission Income calculation for the referral fee commission?

A: All business conducted by the Recruited Sales Associate except those in which a referral fee is owed to another source will be eligible for Referral Rewards. This includes the Recruited Sales Associate’s Gross Commission Income earned on sales and leasing transactions.

Q: How can I be sure that I get paid the referral fee commission?

A: As a Sponsoring Sales Associate, you will fill out and sign the registration form which names the Recruited Sales Associate. This form must be submitted to the Destination Office Manager, who will complete the remainder of the form with the Recruited Sales Associate and submit to the Licensing Department. The form must be submitted prior to (or with) the Recruited Sales Associate’s affiliation with the Company in order to be eligible. The documentation cannot be submitted after affiliation. Reports will be provided to document and track the closed transactions during the following two-year period and beyond.

Q: What happens if I or the Recruited Sales Associate disassociates from the company?

A: The program terminates and no further payments are due when either the Recruited Sales Associate or the Sponsoring Sales Associate disassociate from the company for any reason.

Q: Are there restrictions from where I may recruit within Realogy and/or the NRT family of Companies?

A: Yes. You may not sponsor Sales Associates affiliated with NRT or Realogy associated brokerages (including Century 21®, Coldwell Banker®, Coldwell Banker® Commercial, ERA®, Sotheby’s and Better Homes and Gardens®).

Q: How does Referral Rewards differ from what I have heard about at profit- sharing real estate companies?

A: Referral Rewards is simple. It does not integrate complicated formulas or calculations to determine who is eligible to participate or how much they can earn. More program highlights include:

  • The potential for unlimited Referral Rewards earnings
  • The 2-2-1 formula is calculated based on top line revenue, not office profitability.
  • Team recruiting eligibility, and more.

Q: What if I have more questions about Referral Rewards?

A: Contact the Office Manager if you have additional questions about how to participate in Referral Rewards or you may contact Independent Contractor Relations at ICR@nrtllc.com.

TEAM – RELATED

Q: Can I recruit a Sales Associate(s) to a team?

A: Yes, recruits onto teams are eligible. The Sponsoring Sales Associate is only eligible for referral fee commissions on closed transactions where the Recruited Sales Associate is showing as the Lead Sales Associate versus the Team Leader; thereby receiving Gross Commission Income. The Sponsoring Sales Associate will not receive referral fee commissions on closed transactions where the Team Leader is credited for the Gross Commission Income.

Q: If I recruit a Sales Associate to a team, am I eligible to earn rewards on the entire team’s production?

A: No, a Sponsoring Sales Associate is only eligible for referral fee commissions with regard to the specific Recruited Sales Associate, not the entire team. A Sponsoring Sales Associate is only eligible for referral fee commissions on closed transactions when the Recruited Sales Associate is showing as the Lead Sales Associate versus the Team Leader; thereby receiving Gross Commission Income.

Q: If I am a Team Leader or Team Member, can I earn rewards for recruiting Sales Associates onto my own team?

A: Yes! The Team Leader or Team Member are eligible for referral fee commissions on any closed transactions where the Recruited Sales Associate is showing as the Lead Sales Associate; thereby receiving Gross Commission Income. The Team Leader or Team Member will not receive referral fee commissions on closed transactions where the Team Leader is credited for the Gross Commission Income.

Q: If I am the Sponsoring Sales Associate and eventually, join the team of my Recruited Sales Associate, will my referral fees from that Sales Associate’s GCI continue?

A: Yes, your referral fee rewards will continue according to the guidelines of the program.

Q: If my team dissolves, will I be eligible for a referral fee from those Sales Associates who were recruited by me to the team, but now are Independent Sales Associates?

A: Yes, your referral fee rewards will continue according to the guidelines of the program.

Q: Can more than one Sponsoring Sales Associate refer the same Sales Associate?

A: Yes, two Sponsoring Sales Associates can refer the same Recruited Sales Associate. In this scenario, the two Sponsoring Sales Associates will split commission as follows:

If one of the Sponsoring Sales Associate leaves the company, the other Sales Associate will continue to receive their 1%.

After two years, the RRP rate will be reduced with .5% going to each recruiter.

I love the Referral Rewards Program. I’ve helped recruit several Sales Associates already simply because I feel Coldwell Banker is the best place to be and offers the most benefits to Sales Associates in the industry. This program is an added bonus because it has given me the opportunity to earn thousands of dollars in extra income for endorsing my peers, something I would do anyway with or without the program. It’s always a nice surprise when a Rewards check comes in the mail. I like to call it my ‘fun money.’
Lisa Morales, Coldwell Banker West Shell, West Chester, Ohio
The Referral Rewards Program is a great way to introduce Sales Associates from other offices to the benefits of working with NRT companies. When I joined Coldwell Banker back in 2007, I was thrilled for the opportunity to be able to let other Sales Associates know the advantages I had gained by affiliating with this company. It was a great way for me to help recruit professionals that I had worked with previously, and that I knew would be an asset to our office. Another perk of the Referral Rewards Program is that it offers a financial incentive to me as well. It is a win-win situation for all and I would encourage other Sales Associates to take advantage of the program.
Lee Ann Embrey, Coldwell Banker Preferred, Exton, Pennsylvania
The Referral Rewards Program has been a tremendous benefit to me and my business since joining Coldwell Banker. There are a few top producing Sales Associates that I helped recruit to the company, and in return, I receive a percentage from their transactions. Every time one of them closes a deal, I get my Rewards check, which is like a mini bonus that I can put back into my business. I see it as a true “rewards” program that shows the company appreciates my input and enthusiasm about bringing in worthy talent.
